PMDG 777 Texture and Skin fail

Need Assistance Please:

 

I downloaded from PMDG my purchased copy of the 777 and extension. I have installed and activated now several times said files. 

 

During night time, the textures and skin of any of the liveries I have also downloaded do appear, however in day light situations, they disappear.  Meanwhile, all the freeware aircraft I have downloaded work just fine. 

 

I do have "aircraft cast shadows" turned off because I run a lot of add-on scenery, such as Flytampa Kai Tak so the AI aircraft scenery are not invisible. Perhaps I should turn that option 'on' and see what happens. 

 

Since I run a lot of add-ons, I did lower my settings so it didn't eat up a lot of memory, that still didn't work so I'm wondering f there is another problem???

 

Here's what's I'm running in my pc:

Windows 10

Intel® Core i3-3220 CPU @ 3.30GHz     3.30GHz

Installed RAM 16.0 GB

64-bit operating system, x64-based processor

 

I do have a screen shot but I have no idea of how to attach it. All that is visible are the inner workings of the engine, parts of the cockpit, gear struts and other odds and ends that do not make it possible to identify what type of aircraft, livery etc...kinda like a goddamn ghost really. 

 

I do run Highmemfix=1 as well as many other fsx tweaks.

 

Anyways, if anyone has ideas, I'm all ears.
