I might be wrong but something looks different haha..

Everything was perfect, i just install thru FTX V3.2.5.9. 

- FTX BASE
- FTX VECTOR
- FTX OPENLC NORTH AMERICA
- FTX TREES HD
- FTX LIGHTS CONFIGURATOR
- FTX OPEN LC MESH SOUTH AMERICA
- ORBX LIBRARIES

WHAT COULD BE HAPPENING?

Specs:

i7 7700K (not OC)
770 GTX 2gb SLI
16gb ram DDR4

You need to identify where those black squares are, looks like close to default airbase, so would be orbx open lc NA. You would have to redownload that and reinstall it. Then test again they should be gone.

Steve you mean all of them? It took for ever to download them.. Even with a high speed connection..

BTW what is the order..

Base pack -- Vector -- OpenLC -- Trees -- Lightning -- NorCal -- SoCal -- Airports?

Most of us have seen this at one time or another. This is what I check:

Check your scenery order. Top to bottom:
1. All 3rd Party Airports
2. FTX Orbx Airports
3. FTX Orbx Regions
4. FTX Orbx Global Open LC
5. FTX Global Vector

Check the Library Insertion Point in FTX Central in settings.

Force a re-migration of your unified lclookup… by running the Force Migration in FTX Central settings.

I just uninstall from FTX all the add-ons but still showing FTX zBase, plus somehow i just lost 10fps, even with less add-ons..

Somehow i manage to get my 31fps back, erase everything and follow that order: Base (good no problem) -- Vector (good, but i noticed there was a hood with night textures, no big deal)  -- OpenLC NA ( total mess).. Im starting to get desperate..

to the op  supposed  you have  tried    the latest  install of  libs

Empty your Shader Cache if enabled and let it rebuild a new one.

C:\Users\[you]\AppData\Local\Lockheed Martin\Prepar3D v4

I used to get this from an occasional scenery change or add-on and emptying the cache worked..
