Help With Hdmi Audio From Gtx780

My problem its that I have my gtx connected via HDMI To a tv, and the audio its having lagging and echoes and sometimes it doesnt work at all.

The windows sounds and youtube videos work fine (except with a little lag at the beggining)

But when trying to play games like fsx, arma3, DCS and wargame rd, the sound its just horrible. Lag and echoes everywhere or even no audio at all.

 

This doesnt happen all the time, SOMETIMES after a restart everything works ok, sometimes i have to restart the game, sometimes it just works.

 

I have a microsoft livechat headset connected via usb and it always works if I choose that device.

 

 

This started when i bought new mobo, cpu and ssd. And install it a few days ago.

 

Specs.

Asus z97-a

I7 4790k

Samsung ssd 840 256gb

 

Gtx 780

500 gb hdd

Cooler master silent pro m600 w

8gb patriot series 5 1300 ram 2x4

 

Only the first 3 items are new, the rest where working great with an old mobo and cpu. No audio issues.

 

Install process was this.

Windows 7 64.. The lan drivers, then intel chipset, then samsung magician, then realtek driver (mobo) then nvidia deivers latest.

 

Installed games and i have that problem.

 

Things I already tried.

 

Well my gtx780, cable and tv where working fine before the update

 

Uninstalled all unessesary drivers (daemon tools, track ir etc)

Updated bios

Reinstall nvidia drivers latest and beta

Uninstall realtek drivers

Disable on board audio from bios

Uninstall nvidia hd audio driver alone.

Tried changing audio queality setting from cd to dvd etc.

 

Any ideas??

 

Could the psu be causing this? Or heat? Or ram?

 

Remember everything was working fine
