Weird texture problem, slowly disappearing

I have a weird texture problem.

When ever I fly to some airports (Sheremetyevo DD, FSS CYYC and some others) and when I am on approach everything looks fine, airport looks good.....but as I get closer specifically about 800-500ft the ground textures start flickering and slowly disappearing. As I get closer and lower, more and more textures disappear and upon landing at the airport some ground textures look ripped, some are missing.

Any ideas what could be causing this, I did try disabling all my addon meshes but with no luck. Reinstalling scenery did not help.

Just a note, the building textures look fine, only ground textures behave like that.
