Odd issue: Web pages dont load quickly, but with F5 they do

I've been having a weird issue with many of my cloud based services like MSFS 2024, BF6, navigraph app etc.  2024 will sit on the "waiting for authentication" and 0% load for a min or two.

They are really slow to load...and sometimes time out.

I've also noticed that web pages will either not load or load very slowly, but if I refresh F5 they load almost right away.

I tried the usual reboot modem/router and flushing my DNS cache.

I'm not a networking guru so I'm stumped at this point.

I use Spectrum cable internet with about 600 down and 10 up.  Speedtest shows decent latency and good down/up speeds.... but even that site is slow to load at first.

No one else is home except me, and nothing is using bandwidth.
