CTD in Safe Mode/Empty Community/loading flight

Prior to SU 10; CTD was a once every couple months (70 - 90 flight hours) event. With SU 10 all of my DX12 flights end in a CTD and many of my DX11 flights also CTD. 

No overclock - no mods of any kind.  

ALL of the discussion below pertains to identical flights KSAN/Rwy 27 to Gatto to MZB to Ugoya and landing at KSDM/Rwy 8.  

Even in Safe Mode with an empty  Community folder (I know that is redundant) I get a CTD about 25% of the time.  Usually it occurs within 60-seconds of take off but sometimes many minutes later.

Occasionally (even in Safe Mode) I get a CTD after clicking the FLY button in the world map.  Even with no flight plan / just an origin airport - CTD about 10-seconds after FLY. 

Any idea what to do?

I have had a couple of 100% repeatable CTD's since SU10.    Two were in the LA area and one was at Lake Tahoe.   I have a very large number of freeware addons which I manage using the MFS Addon Linker.  After extensive trouble shooting I was able to identify the addons that were the source of my CTD's.   One was a freeware Santa Monica airport and the other was a freeware Reno airport.

The OP mentions he has no add-ons in the CF (safe mode), so his case is more complex.
