I have flown MS Flight Simulator since the DOS version. My current version is FS 2004, I am now interested in acquiring the latest edition. Question: is it available on disc for PC only use? Or is the digital download the only option?

Even if you can buy a disc, all it does is leading you to the download store. That's how it is these days. A disc is like a product key, at most.

For transparency: I'm a community mentor at the BATC discord. However, I do not get paid for it in any way.

Welcome to the modern world 🙂 It's basically the same for nearly all games now, boxed editions are the way of the dinosaur. Considering the sim requires internet connectivity to function, cloud based delivery is standard.

This. Get the download version. Once you've gone to the trouble of installing the sim on disc the first thing it will want you to do is download an enormous update from the store.

Also, if I had a chance to do it again, I'd download it from Steam, not the Microsoft store.

You don't HAVE to be connected to the internet to fly, but satellite images from the terrain and photogrammetry will be streamed from the internet. MSFS get's pretty ugly without satellite images, so yes, MSFS is more or less a permanent-online game/sim.

Correct, its for the scenery, updates, live weather, online functionality, even save data in many cases is cloud based... so it's like most modern games, tied almost entirely to online function.

Go with the Steam Version and avoid some of the headaches that come from the MS Store version.

Even if you buy the DVDs you will still need to download updates, etc.
