One more thing and I'm out:

I could replace my natural gas water heater with an electric one for about $1000 today if I wanted to.

I do not believe that it would cost "1000's" of pounds to replace a water heater.  Maybe they are more expensive in Guernsey, but it's not something that is impossibly expensive to do.
