Oh forgot to answer question 2:  I think the real difference is YOU decide what quality parts you're putting in your system.  Some of the pre-builts have lower grade power supplies, or crappier cases, medium-lower end mobos.

Precisely! Especially re the PSU. 👍

Unfortunately, this will be/is by now a very effective bottleneck.

I did end up with bitting the bullet and upgrading the card, I went with a 3060ti

I may be a bit late to the party but if you are anywhere near Toronto I can help. I built a new PC 2 weeks ago

Ya I built it a month or so ago… but thanks for the offer, cheers from a fellow Ontarian.

Absolutely, I can say I’ll never buy a pre-built system again. I was intimidated at first but wasn’t really all that difficult. Just took my time, the most difficult part was choosing the parts, and making sure they were all compatible (and even that wasn’t that difficult after a bit of research… being a noob)

Enjoy your new PC,

Our rigs are not too dissimilar, The 12th Gen i7's are really powerful. Mine is not even breaking into a sweat lol
