Sim rate function doesnt work

Not sure I fully understand what you are saying here, but I am currently flying the FBW (experimental) at sim rate 8 while I am typing this, no issues.

It worked for me (using R - and = ) I tried it right now. But first you have to unbind the commands zoom in and zoom out because the - and = keys are by default zoom in and zoom out and so they must be unbound. Then  bind increase sim rate and decrease sim rate to  = and - 

And it will work, guaranteed (you first push the R key to turn on simrate).

I actually use a switch box with toggle switches instead of the keyboard for simrate (I do not use the keyboard for anything at all because the Warthog stick and throttle have 18 and 32 buttons, and 50 is plenty for me to not have to use the keyboard. Plus I have an Desktop Aviator switch box and the popular 3 Logitech panels.

I actually have a x52 Pro set-up but never used it for simplicity's sake.  And besides, my left hand is available anyway for the keyboard when using my right hand with my simple Logitech Pro 3D joystick. (I can see myself using the X52 one of these days.)

Do you know if there is incremental (fine or slow) zoom or unzoom events? Thank you.

No there is no slow zooming in MSFS (there was in FSX).

But using Axis and Ohs, any key command such as zoom can be set up to run at any speed. Or setup a toggle key to make the speed run slow or fast when you press for instance the zoom or unzoom key. There are 3 boxes slow, medium, fast for any key command in the Axis and Ohs app window. Or you can enter a numerical number if fast medium or slow is not exactly the speed you need (for any command, not just zooming).
