It has been sitting here for more than 15 minutes already... I don't recall it taking this long. I'm not sure if this just happened after the latest 1.9.5.0 update or what but I don't ever recall this happening before.

Take everything out of your community folder, it will load then. 

For me it was two C208 Liveries which were causing the issue.  Start with the liveries.  

I don't know what changed, but I have some C208 Liveries that work fine and several others that don't.  I tried comparing the livery that work with the ones that don't work and can't find the cause.

But that's where I'd start, with your liveries.

Can I just rename my current folder to like Community.old, make a new and empty Community folder and then try?

After that rename my Community.old back to Community so that I don't lose and have to reinstall any of my mods?

I am not sure if it was always this way, but the content manager now lists my non market place addons.  It may have always been that way but this is the first time I noticed it.

If your install allows you to do that, it will work fine.  There are also content manager addons that store your stuff elsewhere and link it back to the community folder and allow you to turn individual mods on and off if you want a more sophisticated way of doing it. 

Well seems to be working now. I renamed my current Community folder to something else. Created a new empty Community folder. Launched the sim, and went into Content Manager to update my Japan stuff. Quit the sim, delete the Community folder and then renamed my backup Community folder.

Not seeing my Flightbeam products I bought out of the market directly thru FB.   Wonder if its Dev-specific.  What one(s) are you seeing?

Not on my game PC at present but one example was the freeware C152 Cessna mod and it shows up in the manager as something like "custom content" .  A few others from the community folder as well, but not sure if they all showed up or just some.

Ahh.....thought you were referring to commercial devs.  I have not added any mods back in yet after the patch.

Will do (and the 150 mod...its great), and report back

I just wanted to say I started having this issue after installing the "community-vl3rotax915" mod. After removing it, everything works again.
